November 29, 2018:

DR Horton seeking Price Point Play

DR Horton has made a play to acquire developed subdivision lots in order to serve the entry level and first move up buyer market.  The economy has been pushing home prices upward taking affordability out of the equation for many families.  Builders in general have been struggling to offer affordable options.  Alex Leveto and Brandon Cotton with Realty Atlanta were able to find an opportunity for the nation's largest homebuilder.  Woodward Hills off of Woodward drive in South Fulton, City of Atlanta had 93 developed vacant lots sitting idle.  DR Horton plans on Constructing new homes in the Mid to High $100s, most likely with its Express product branding.

October 23, 2018:

Burger King making a move

Burger King has purchased its latest Fast food location in Temple GA.  The burger giant acquired a site at 515 Carrollton Street.  Construction will begin within the next few months.  Alex Leveto with Realty Atlanta Represented the property owner in the Transaction.

August 24, 2018:

Ashton Woods Purchases Dekalb Towhome Lots

Ashton Woods Has purchased 116 Townhome lots in the Tarian townhome development off of Clifton Springs Drive in SW Dekalb County.  The lots had been bought for investment and sold by Alex Leveto with Realty Atlanta.  Alex Listed the property and handled both sides of the transaction.  The Builder plans on building a price point of $150s  They will try and deliver product in the spring of 2019.

August 22, 2018:

TPA Commits Resources to South Fulton

South Fulton will have a new industrial development.  TPA has closed on 38 acres of land to increase its industrial portfolio and presence in South Fulton.  They plan to construct an Industrial facility.  Josh Doughtie with Realty Atlanta represented the Seller and completed the sale.

August 14, 2018:

Forsyth County Parks Acquires 80 Acres

Forsyth County Parks and RecreationForsyth County Parks and Rec have stepped up to the plate.  In an effort to create more county green space for its residents the county has acquired approximately 80 acres on Mullinax and Windy Hill Roads for its latest parkland addition.  The site sits across form the New Denmark High School.  The County will be planning the use of the site in the upcoming year. 

Chris Holland with Realty Atlanta represented the County in the purchase.

July 31, 2018:

FURKIDS purchases former Wakoola Water Gardens

  Wakoola Water Gardens on Union Hill Road in South Forsyth has traded hands.  FURKIDS, a non profit - NO KILL animal rescue & shelter has Purchased the property to convert it into a state of the art animal rescue, adoption and care facility.  The site sits next door to the Forsyth County Greenway at the Union Hill Crossing which will provide a potential future connection with animal lovers. 

The property itself was a former plant nursery and supply depot for gardening and waterscapes. The grounds were modeled after traditional Japanese garden style landscaping by former owners.  

Realty Atlanta represented Furkids in the sale.

May 1, 2018:

Elk Ridge Building Closes

Morton Construction Inc.    Morton Construction has sold its 16,000 square foot building at Elk Ridge Ct. in Flowery Branch GA.  The property had been held by the Morton Family through the downturn, but remained rented.  Shawn Leveto with Realty Atlanta represented the Sellers.  The property was bought on a 1031 exchange as an investment.

April 25, 2018:

Dogwood Trace Lots Sell to Joffe

 15 Residential lots in Villa Rica traded hands yesterday to Joffe Land Company as an investment purchase.  Alex Leveto represented both sides of the transaction.  Dogwood Trace Community is well kept and the lots were in excellent shape and lay well.  Most of the existing homes are re-selling in the $200s.

March 20, 2018:

Dallas Walk Lots Trade

The remaining Lots in Dallas Walk in Dallas GA have traded hands.  The Owner had bought the lots for investment after the big market downturn and hired Realty Atlanta to cash in on his purchase.  American Homes for Rent has purchased the lots to build new homes seeing the market demand in the area for affordable housing.  Alex Leveto handled both sides of the transaction.

January 4, 2018:

Cady Studios Chooses Pointe Corporate

Cady Studios has chosen to move their headquarters from downtown Alpharetta to Pointe Corporate off of Shiloh Rd. in South Forsyth.  Cady is known in Atlanta specifically for High School yearbook photos.  The space has great natural light and will be beneficial in producing excellent photography.  Alex Leveto Represented the Landlord.

November 17, 2017:

Paran Homes Lands in East Cobb

Paran Homes has purchased 7.91 acres in East Cobb on Ebeneezer Rd.  Alex Leveto with Realty Atlanta handled both sides of the transaction.  Paran Plans on Building 16 homes in the $400-500k range.  Development should start shortly.

September 28, 2017:

O'Dwyer Homes Expands in Cherokee

ODwyer LogoO'Dwyer Homes has added acreage to their Senior community VILLAS AT MOUNTAIN VIEW on Highway 92 in Woodstock.  Brandon Cotton represented the Seller in the transaction in the direct sale to O'Dwyer  The development is already having great success and will add around 16 extra units as a result of the purchase.

June 28, 2017:

Suwanee Lumber Sells its Industrial Land

Suwanee Lumber Logo (1)Its Official.  Suwanee Lumber Company has sold its Industrial park just North of Suwanee City center in Gwinnett County on Highway 23 to SR Homes who has rezoned the property to a residential use.  The former industrial park was developed with the intent to be the future headquarters of Suwanee Lumber who put off its plan to expand during the downturn.

Alex Leveto with Realty Atlanta worked with both the Seller and Buyer to create the sale.  Stuart Bracey with Hughes Commercial played a role in the deal as he had a few of the inner properties listed for sale.  "It was a joint effort by all parties to create the vision as well as rezone the tract" says agent Alex Leveto with RA.  Gary Gettis worked for SR homes in the zoning effort.  We are all excited to see the final product which should be very successful.

April 30, 2017:

Majestic Closes the Accolades

Majestic Logo Expanding its footprint in South Fulton, Majestic Realty has closed on 210 acres off Stonewall Tell Rd., just south of South Fulton Parkway.  The Industrial giant has plans for large warehouse usage on the site.  The Original plans for the property were stalled with the market crash.  Chris Doughtie the original owner was able to weather the storm and work out an arrangement to Sell the property.  Josh Doughtie with Realty Atlanta Represented the Doughtie family in the Transaction.

 

March 31, 2017:

TE Closes on Roswell HQ

TE Certified Electricians Logo Thrasher Electric has chosen Roswell as its new Headquarters.  The growing company has closed on the 12,000 square foot 9800 Grimes Bridge Rd. building in an effort to expand its footprint and serve more of the expanding Atlanta Market.  Shawn Leveto with Realty Atlanta represented TE in the transaction.

February 15, 2017:

Ivey Parc Lots Sold to Ace Homes

Ivy Parc LogoThe remaining lots in Ivey Parc - Grayson GA, Gwinnett County have traded hands.  RA represented Berkeley Homes in the sale of 9 remaining lots to Ace Homes of Gwinnett.  Ace plans to finish out the community with a price point in the low to mid $200s

Extra Space Storage

Extra Space LogoExtra Space Storage has chosen Canton GA as its latest Location.  Shawn Leveto with Realty Atlanta assisted both sides of the transaction completing the deal in late December. Extra Space purchased approximately 1.7 fully developed acres and anticipates construction starting in Spring 2017.

September 30, 2016:

Hyundai Chooses Peachtree Parkway

Hyundai has closed on 17acres at the NW corner of Peachtree Parkway and Majors Rd. for their newest Greater Atlanta dealership!  Chris Holland and Shawn Leveto with Realty Atlanta worked with the Auto group to navigate the sale through Forsyth County as well as the overlay requirements.

The Plans are to start construction in the 1st part of 2017.

August 2, 2016:

Johns Creek Tract Sells

National Land CorporationAfter holding the land for 8 years National Land Corp decided to sell it's 4.4 acres of land on Parsons Rd in John Creek GA.  The property was originally zoned for a small single family subdivision, then went through a rezoning battle for Commercial which was ultimately denied.  Chris Holland with Realty Atlanta sold the property in early August to Epic Homes who intends on building 9 homes on the site.

May 1, 2016:

Alex Leveto - Cobb Focus

Alex Leveto -min (1) After Being Licensed a year ago, Alex Leveto has diligently focused his efforts as a new agent in the Cobb County sub-markets for the Company.  "We had a huge hole in our company coverage on the NW side of town and Alex has given us a much stronger company presence as well as kept us current on area activities in the Cobb markets.", says Broker and Father Shawn Leveto.

Although new to the business, Alex's production has been strong.  He has acquired many new listings and developed solid information and new contacts.  There is no doubt that our production will increase in the area.  So should our ability to help many clients that seek to do business in that market.

April 6, 2016:

Sterling Chooses Forsyth

Sterling Estates (2)Sterling Estates has completed the Purchase of 27 acres on the South side of Highway 9 near Majors Rd. in South Forsyth.  

Chris Holland worked with the group who is well known for their 2 "First Class" Senior developments in Marietta, GA.  (Sterling Estates of East Cobb and West Cobb)

The transaction took Realty Atlanta over a year to complete including a rezoning and much market study and consideration.  Holland says "Rezoning in any municipality is difficut these days.  We were fortunate to be able to present both an excellent concept as well as a proven company to the Forsyth county Commission.  The County will benefit from Sterling's state of the art community."

The New development will consist of housing for several stages of living including detached cottages, Amenites, and Assited living.

 SOUTH FORSYTH — Forsyth County’s sixth high school officially has a name: Dr. Leila Denmark High School.

The Forsyth County Board of Education voted on the name -- it will be known as Denmark High School -- Thursday night at its monthly meeting after receiving input from the community and the school naming committee.

More than 6,000 votes were tallied from the district’s online school-naming poll open to the public in April. Union Hill came in second, with Clement getting the fewest votes.

Southwest Forsyth’s new high school, which is set to open in August 2018, will be named after Denmark, one of the first female pediatricians in Georgia. She lived and operated her last medical office adjacent to the 118-acre campus between Fowler and Mullinax roads.

Denmark worked with Eli Lilly and other researchers at Emory University, helping develop a successful vaccination for whooping cough in 1932.

After becoming the oldest practicing physician in the nation at the time, she retired at age 103.

She died in 2012 as the fifth-oldest living person in the world. She was 114.

“She was a fabulous woman, and she did so much for the community,” said Tom Cleveland, board member for District 3, which includes the school site.

The school naming committee, on which Cleveland sat, took the public’s vote into consideration before making their recommendation to the board of education.

Also included on the committee were members from the district’s facilities department, representatives from the Forsyth County Historical Society and people on behalf of the three high schools that will be impacted by redistricting.

Attendance lines likely will be determined in fall 2017, with changes affecting Lambert, South and West Forsyth high schools, according to Jennifer Caracciolo, spokeswoman for the district.

The next decisions to be made will be the school’s mascot and colors so they can be incorporated into the building design.

Land purchase and construction costs are being covered by a voter-approved bond referendum from 2014.

Etris Development Crabapple

SR LogoThere are 8 more lots coming to Crabapple!  Keith LaCagnin with Realty Atlanta, Inc. worked with SR Homes in completing the sale and development of eight 1 acre lots.  "The land lays terrific and will fully utilize the existing Crabapple Oaks   communty as the front door to what will be like a Phase 2".  The new homes are expected to sell in the $800-900 Range.  Homes should be started by June 2016.

October 1, 2015:

Mixed Use Senior Deal Closes – Canton GA

Aspire Logo3 (1) Realty Atlanta has sold 14.5 acres to Aspire Development For a mixed use senior targeted development.  The project is located off of Sixes Road in Canton GA, west of I-575.  The use fits into an existing 25 acre commercial planned development that was originally started before the real estate crash. “There is a pent up demand for multiple senior targeted uses in this area including independent living, assisted and memory care” says Shawn Leveto, broker on the deal.  Development is slated to start before the end of 2015.
